What Is Valet Trash?
Valet trash — sometimes called doorstep trash, doorstep waste, or doorstep pickup — is a residential amenity service in which a uniformed porter collects sealed trash bags from residents' doors on a fixed schedule and transports them to the community compactor or dumpster. For property managers, it has become one of the highest-impact, lowest-friction amenities a multifamily community can offer.
How valet trash works
The mechanics are deliberately simple. On scheduled service nights — typically Sunday through Thursday between 8pm and 11pm — residents place sealed bags in a property-issued container outside their unit door. A porter team walks the property, collects each bag, sanitizes the container area as needed, and transfers everything to the community's central waste enclosure. Recycling, if offered, runs on a separate posted night.
- Scheduled nights. Most communities run five nights a week to maintain consistency and keep the compactor area orderly.
- Sealed bags only. Loose trash, boxes, and oversized items are tagged and left for the resident with a courtesy note.
- Uniformed porters. Residents see the same recognizable team, which reinforces the white-glove feel of the community.
- Documented service. Properties receive nightly reports flagging missed setouts, policy violations, and any unit-level issues.
Why property managers add it
Valet trash is rarely framed as a waste decision. It is a retention and NOI decision. Three things tend to drive adoption:
- Retention. Doorstep service ranks among the most-used and most-loved amenities in resident satisfaction surveys. Communities that add it consistently see renewal rates improve and one- and two-star reviews about "trash everywhere" disappear.
- Ancillary income. The service is typically billed as a fixed monthly fee per occupied unit and passed through with a small margin. It is one of the few amenities that pays for itself on the rent roll.
- Property condition. Loose bags in breezeways, overflowing compactors, and pest pressure all decline measurably once a porter team is walking the property five nights a week.
What residents should expect
From a resident's perspective, valet trash is the rare amenity that just works. At move-in they receive a service schedule, a property-issued container, and a one-page guide covering sealed-bag requirements, recycling night, and holiday exceptions. Setout windows are short — bags go out at 8pm and are gone before bed — which keeps hallways clean and avoids the all-day clutter that plagues unmanaged communities.
How to evaluate a valet trash partner
- Uniformed, W-2 porter teams — not gig labor rotating through the property.
- Nightly digital service reports, with photos for policy violations.
- A single regional point of contact for the management company, not a national 800-number queue.
- Insurance and bonding documents on file before service begins.
- Portfolio pricing that scales as you add communities.
